spk_0 It's the Honeyksees Real Estate Podcast and this is episode number six.
spk_0 I think I don't fucking know. We're just gonna keep recording, man.
spk_0 And today what we're gonna discuss is actually how I consistently sell my properties for 10, 20, 30, 40, 50,
spk_0 and even sometimes $60,000 over asking and how my properties are constantly on Red Finn's Hot Homes list.
spk_0 We're now, you know, every time I drop a property it's like dropping a mixtape, right?
spk_0 And my shit is it hits the top of the charts on Red Finn every single time at this point.
spk_0 So there's actually a strategy to it, believe it or not.
spk_0 And let's just get right into it.
spk_0 So you guys are familiar with the clothing line Supreme, right?
spk_0 And I know you might be thinking, well, what the fuck does Supreme have to do with real estate?
spk_0 Well, I actually implement one of the strategies that they use when they're dropping a product.
spk_0 So they use the scarcity method, right?
spk_0 It's all psychological. They say, hey, we're gonna drop this shirt on Friday.
spk_0 We're only gonna make a hundred of them and you better get it because it's gonna go quick.
spk_0 So they'll drop a hundred and within minutes they'll sell out on their website, right?
spk_0 Well, I implement the scarcity method by simply telling my agents to, you know, when we're going
spk_0 on the market, hey, I want an offer due date of five days after I drop the property.
spk_0 And that kind of creates scarcity, right?
spk_0 It makes people think, oh, shit, I got a rush to go see this property because my time is now limited.
spk_0 And it works, you know, I'm usually selling these properties in the first week over asking.
spk_0 Now, let's get to, let's talk about the next thing I do.
spk_0 And the next thing I do is I actually list my properties about 10k under market value
spk_0 or at market value. So it'll be the nicest fucking house in the neighborhood,
spk_0 but it'll be, you know, listed at the same, the same price as the ugly house next door.
spk_0 And that just creates a frenzy. It's already a hot market and people want nice houses. So it's like,
spk_0 hey, this nice house on this hot market is listed as a reasonable, at a reasonable price.
spk_0 Let me rush to go see it and get my offer in because maybe if I accept asking, they'll accept my
spk_0 offer right away. That's what a lot of people think. But sometimes you'll get those smart agents and
spk_0 those smart buyers and they'll offer, they know like, hey, okay, this is just a tactic and we need
spk_0 to offer 3040k over their asking price to even be considered. And it works like a charm every time
spk_0 you know, the first time we did this, we had about on Irwin Street, we had about 15 to 20 offers.
spk_0 And we sold that property for $55,000 over asking. And you know, we just kept doing it. And it works.
spk_0 So, you know, try that your own risk though because I don't want you blaming me. But yeah,
spk_0 definitely, you know, give it a shot, talk to your agent. I don't think it works in every market.
spk_0 I think you really got to get a gauge of, you know, where your market is at. And right now,
spk_0 I know that if I drop a property today, there's no supply. So no matter what, if it's nice,
spk_0 I'm going to sell it for over asking. The reason why I don't, you know, you might be asking, well,
spk_0 why don't you just price it at the price you want? Well, I'll probably still sell it,
spk_0 but I won't have as much attention. And I probably wouldn't make the Red Fence Homes list,
spk_0 which triggers the algorithm. And, you know, when I put the, mark these properties low and I
spk_0 put it off for due date, it triggers the algorithm and fuck more people see my houses.
spk_0 So, that's why I do that. I think it's a great strategy. We haven't lost yet. And we're going to
spk_0 keep doing it. Try it out, but don't get mad if it doesn't work for you. Consult with your agent,
spk_0 consult with, you know, well, the truth is most agents don't know shit. So probably don't consult
spk_0 your agent. Just fucking decide on your own whether that's a risk you want to take. This is the
